Mallard Place is the last SPAN development designed by Eric Lyons and Ivor Cunningham, completed in 1982, winner of RIBA and Civic Trust awards. It has a mix of apartments and houses, plus a heated pool, a large communal lawn facing the River Thames, and a large tidal pontoon for resident's boats. It is quite possibly the best example of the SPAN philosophy of communal living within a landscaped setting.
The 3/4 bed houses are very well designed, raised above expected flood level, and with small patio gardens. The apartments are volumetrically interesting, with split levels and sleeping platforms. The mature trees that were already on site lend Cunnigham's landscape design a distinctive sense of place.
The tile-hung exterior evokes earlier SPAN projects such as nearby Parkleys at Ham Common, their first development of 1956.
